Planned Giving: Life Estates

Life Estates give donors a way to make a meaningful gift of real estate to the Ann Arbor Area Community Foundation -  while retaining the right to use the property during their lifetime. 

Donors can realize significant tax savings.  Such gifts entitle donors to take a charitable income tax deduction for the present value of the remainder interest of the property and to escape potential capital gains on the property's appreciation.

A remainder interest in a residence or a farm can be gifted to the Ann Arbor Area Community Foundation:

  • The donor deeds the property to AAACF and retains the right to live in the home or on the farm until his/her death.
  • When the life estate terminates, AAACF can sell the property.  Proceeds from the sale are used to support the causes the donor has specified.
